What is the NIE?
The NIE or Número de Identificación Extranjero (foreigner identification number) is the way by which the Spanish government identify all foreigners in Spain that have any financial activity. This means that anyone that wants to buy or sell anything that attracts tax, and isn’t a Spanish citizen needs one.
Will I need an NIE?
You will need one yes. To buy or to sell a house you need one of these. In fact even to buy a car you would need an NIE. They are very widely relied upon in many contexts almost as a substitute for your name in certain cases and sometimes can be used as a signature for example when having parcels delivered if you are not at home at the time.
How do you get an NIE?
You can apply for an NIE either at the Spanish Consulate of your home country or in Spain. You can also nominate someone with Power of Attorney to represent you in applying for one.
To get an NIE in Spain you have to go to a National Police station. Previous to this you apply for an appointment online and it is extremely important to bear in mind that these appointments sometimes have to be made weeks or even on occasions months in advance. It’s imperative to be organised about this! You will also need to visit a specified bank, taking the appropriate form, and pay a fee before your appointment. You will present this at the Police Station.
If you are thinking of buying a house in Spain your first step really should be to get your NIE in order. It could set you back on your hunt or even put you at a disadvantage when making an offer on your dream home if you do not have it in place. Sellers are more likely to pick an offer from a bidder that has their paperwork in order.
